- deliverable and developable, could accommodate at least 250 dwellings
- located at one of the three key gateways
- adjacent to DM7: Land of Mountnessing Roundabout
- conforms with Strategic Objective SO1, SO2 and SO8
- located in a sustainable location and doesn't contribute significantly to Green Belt
- likely to come forward over the plan period
