Representation Summary:

R26 is not suitable as a site as it crates a flood risk; puts pressure on sewage system in a critical drainage area (CDA); builds on greenbelt land; puts pressure on local primary school; puts pressure on doctors; creates parking and traffic hazards and danger to pedestrians. It is nowhere near the primary growth areas as specific by Brentwood council in their own plan's objectives so is not credible as a proposed site.

Full text:

R26 is not suitable as a site for 30 houses as it will:
1) Create an additional flood risk to the village and it's historic Grade I listed Church and Tower
2) Put further pressure on a sewerage system that is already at maximum capacity in CDA and overflows into the water courses
3) Build on greenbelt land that is an ecologically important area for the village
4) Put further pressure on the local primary school that is already overcapacity
5) Put further pressure on the local GP that is already over capacity
6) Add a significant number of vehicles (minimum 2 per house = 60 vehicles) and associated traffic into the village and the surrounding roads causing parking problems and real danger to the pedestrians that use the local roads with no pavement such as Red Rose Lane.
This site is not anywhere near the primary growth areas for Brentwood, and as such it makes no sense for it to be included in the LDP based upon the Councils own strategic objectives.
