The site is green belt - the extent of the development is inappropriate; contrary to the intention of Greenbelt legislation to permanently provide and protect open space; and fails to meet the threshold of exceptional need. Site is prone to flooding and extensive works would be needed to mitigate this. The existing infrastructure is not able to cope with additional homes - lack of school places, no local GP surgery, poor road infrastructure and limited utilities infrastructure.
