This is a comment in respect of the proposed development at Tipps Cross Rememberance Hall. Clearly this is an inappropriate development for the following reasons:
* The hall and field are held in trust and has been maintained by the community directly. This raises a number of legal issues which need to be considered in respect of the equitable interest in this land and a copy of the original Trust documents needs to be made available to all residents.
* The land is widely used for recreation by the local community; this proposed development would have a significant impact on the community generally a lot of whom are aged.
* The proposed development will be adjacent to what is in effect a village hall which is used for multiple purposes including childcare. The creation of a new development would impact on the use of the hall and on any new residents.
* The proposed development is not well served by public transport and therefore residents would need to have vehicles. 23 properties will probably equate to over 40 cars in an area where there will be limited off street parking with entry to the site through s rursl rosd which is unlit. There are clear issues with this.
* There are no significant shops or jobs nearby.
* The local doctors surgery is already under extreme pressure and the proposed development will add to this pressure.
* The disruption to the local community is simply not worth it for a development of 23 properties.
