It is a well-used and well-kept recreational field and an integral part of the range of leisure and educational facilities provided by the Trustees of Tipps Cross Remembrance Hall. Development of this site would be inappropriate density of the development and the plan being contrary to the intention of Greenbelt legislation to permanently provide and protect open space. The existing infrastructure is not able to cope with additional homes - lack of school places, no local GP surgery, poor road infrastructure and limited utilities infrastructure.

The existing infrastructure is not able to cope with additional homes - lack of school places, no local GP surgery, poor road infrastructure and limited utilities infrastructure.
