The land south of Brook Street and east of the M25, along with the land south of the A12 and west of the M25, should be considered for allocation in the emerging Local Plan to accommodate future employment requirements.

The Council have identified the land surrounding the junction with the M25/A12 as a Key Gateway Location for future development, where opportunities for higher density business development will be considered positively to relieve pressure to develop in less sustainable locations. As such, the land as identified above and attached would be ideally located to accommodate this growth. Furthermore, the sites are ideally located for any companies looking to relocate from London which would bring further growth into the District.

Allocation of the land south of Brook Street and east of the M25, along with the land south of the A12 and west of the M25, would enable the ability to develop a distinctive and clear entry into Brentwood, creating a positive development to accommodate growth in the economy. The sites benefit from excellent access to the transport network where any vehicular access would avoid residential streets and country lanes, and would have a minimal impact on residential dwellings. Sufficient parking provision could comfortably be accommodated on both sites.

Development of the sites identified would go towards accommodating the anticipated economic growth in the District in a Key Gateway Location, which would allow for high density development in locations with superior access to the highway network. These sites should therefore be considered for allocation.
